What is the situation with Spectrum?
SCCI are responsible for the provision, maintenance and servicing of the television system.

Does the contract only cover major problems, or can I call them out for a problem with my own TV?
You should contact SCCI on 01992 789658 for a problem with the signal but they won't deal with problems regarding your own TV .

Can I have Sky + installed in my property?
Sky+ boxes contain two tuners and require two digital feeds so if you don’t mind using the second feed into the property this can be connected to the first feed to run the service. Doing this means that you can no longer have a second digital feed to your bedroom. Contact Spectrum on 020 8722 4750 to get your Sky+ installed.

How often are the common parts cleaned?
Each area should be cleaned once a week. Recently Tony Sell, our caretaker, was busy sorting out access for the painting contractors on site so we had employed a cleaner for Tuesdays/Thursdays. The cleaning was not up to standard and we arranged a replacement for the cleaner. Tony thinks that the new chap is a lot better.

Car Clamping
Security International have taken over the old Ace contract for clamping illegally parked cars on the development. They will only clamp a car if it is not displaying a current Greenland Passage car parking permit with all the details visible. The Board had a lot of complaints about Ace and we hope that the new company will deliver a better service.
The new company will patrol daily and can be called out by residents if a car is illegally parked (0870 5673321). They will not hold a list of (ever changing) residents, so it's imperative that you clearly display your parking permits. In the event of unavoidable lack of permit then Rendall & Rittner have the final say if the release fee is to be waived (phone Matt Kirk at Rendall and Rittner on 020 7702 0701). This is not an excuse for residents not to display permits and our original rules about the clear displaying of permits will continue.
Security International car clamping office can be contacted on 0870 5673321. The fee for removing a clamp is £99 but if you get towed away the fee for recovery is £125.
With the arrival of the new clamping company signs have gone up in the underground car parks stating that vehicles must display a valid permit or they will be clamped. This is primarily a deterrent for those people who illegally park in the underground car parks sometimes blocking access to legitimate parkers. It also means that any illegally parked car can be towed away from inside the garages. If you find a car illegally parked in your bay or blocking access to your bay please contact Tony Sell on 07974 825146 who will arrange for Security International to come and remove the offending vehicle.

I have been clamped on a private road and I think they have done this illegally, because I was not parked in the bays, I was on the road. Have I not paid Road tax to park on the road? Can someone please help me in this mater?
They have instructions to clamp anyone who parks on our private roads without a valid Greenland Passage parking permit. Your road fund tax does not pay for you to use our private roads, they are the responsibility of the management company. The private roads are marked with signs on the entry to them but include the top part of Finland Street from the start of Royal Court around the top of Queen of Denmark Court and back to South Sea Street and the road which runs from South Sea Street around Princes Court to Greenland Pier.

I have been given a parking ticket from Southwark whilst parked on a private road...
Should you get a parking ticket whilst parked on the private roads around Greenland Passage (the top part of Finland Street from the start of Royal Court around the top of Queen of Denmark Court and back to South Sea Street and the road which runs from South Sea Street around Princes Court to Greenland Pier) then please phone The Parking Shop and then fax them the parking ticket.

Locking Window Handles (kindly provided by Trevor Battersby)
Prompted by the renewal of my home contents insurance and the condition that all accessible windows must have locking handles, I started searching in local DIY stores for ones that would fit our windows without success. I contacted the window manufacturers and they passed me to their UK agents who were very helpful and supplied the correct fittings. Bathroom Floor Tiles
Q Can anyone tell me where I might buy more of the grey marble bathroom floor tiles? B and Q and a tile shop on Old Kent Rd dont have any.

Drycleaning
Q anyone know of a decent dry cleaning service (not one thats stuck in the 80's!), thanks.
A The Laundry Box at Dockhead (just off Jamaica Rd in Mill Street (by the red brick catholic church) just before you enter the one-way system travelling west) is one that we have used and it does good work. Their prices reflect this. They do a lot of business with the up-market residents of the Shad Thames area. Their Web site www.thelaundrybox.co.uk shows their prices. Parking is very restricted, except Saturdays, but they do collect/deliver - or the 381 bus stops right outside.

Meter Reading
I need to provide a gas metre reading but do not know where to look. Can someone tell me?
The gas meters for KFT are in a room in the car park - contact Tony Sell if you need to check.
For flat dwellers the meters are in cupboards outside the front door of the flat (to one side). For house dwellers the gas meter is in the garage and the electric meter in a small cupboard beside your bin store. Contact Tony Sell, our caretaker, on 07974 825146 and he will let you into the correct cupboard for your flat (and let you know where you may obtain keys for the cupboard).

Milkman
Q I have noticed that some of the people have got milk delivered. I would appreciate if someone could provide me with the phone number for the milkman.

Maintenance of front bay windows
Q Has anyone had their front bay windows repaired/replaced to remove damp penetrating between the two glass panes? If yes, can you recommend a glass fitter to do this?
A A company called Lee Green Glass changed our glass last year. They came to measure, then returned to fit, and charged from memory, around £60. 24Hr emergency glazing - 0800 838074.
Q One of the metal windows has fallen off its frame can you suggest some one who can fix it?
A Contact Matt at Rendall & Rittner (7702 0701), who should be able to advise on an appropriate window company. R&R may wish to 'oversee' the work, if only to monitor the quality of repair.

Water meters
Maybe a stupid question, but is it possible to have one installed here? Buy.co.uk suggests that I am currently paying twice as much as necessary.
We live in one of the townhouses and had a meter installed years ago. I can't remember how we went about doing it - but it is possible. Hope this helps.

Gas Boiler Maintenance
Q Can anyone recommend a gas boiler inspector/repair person? Our hot water gas burner requires routine maintenance.

A I can recommend Brian Sheppard on 07970 716681 or 020 7237 5583 for boiler maintenance. He serviced my old heating system and also did a very good job of installation a new combination boiler system.
A British Gas offer a fairly decent contract/maintenance system (called 3 star)

Q Now that these strange yellow posts have sprung up outside QDC, how are we supposed to park there?

Artex
Q Can anyone recommend anybody who can re Artex a ceiling? Seems a tough trade to track down locally!
A Would depend upon pattern already on ceiling and pattern required. In some cases it is easier to remove existing artex, and renew. In others it is easier to just caulk over, and re-do. Price would vary upon the following: 1 Rooms being furnished and occupied; 2 Preparation required; 3 Sizes and quantities required; 4 Working height; 5 Whether emulusion finish required.
